SAA designed the total renovation and adaptive reuse of a 90,000 SF former historic silk mill into a mixed use complex. This included residential condominiums, professional offices, commercial spaces, a charter school and 90-car underground parking facility. The design integrated many features of the former mill such as flooring, structural steel and the building envelope.
A notable feature of the building was partial removal of a 1952 steel and brick infill to provide a large, interior courtyard space for recreation and gathering. Improvements included all new: roof; elevators; HVAC, plumbing and electrical systems; lighting; windows; restrooms; and security system. The complex was upgraded to meet modern building, life safety and ADA standards and codes, as well as remediation of hazardous materials. Sustainable and Green features were utilized throughout the facility.
