WellSpan Health recently held a ground breaking ceremony for their new facility on South Queen Street in York, PA. This new facility will house York Pediatric Medicine (containing18 exam rooms) and York Women’s Health Center (containing 24 exam rooms).
SAA is working on a preliminary site analysis for a custom residence focusing on green and sustainable design practices. EveryDay Green had been engaged as the LEED for Homes provider.
SAAarchitects has begun field investigation and design for the conversion of two buildings, located at 259 – 261 East Philadelphia Street, York, PA, into four residential units for Bell Socialization Services, Inc. The project will involve adaptive reuse of the long vacant, historical residential and recent office structures back into residential housing. Located in York’s Historical Architectural Review Board (HARB) district, the exterior will comply with local historic district guidelines and the Secretary of the Interiors Standards. Funding will be provided through the Community Development Block Grant (CDBG) program. The project will bring residential activity back to vacant structures on an important city corner.
Construction is continuing at the Greenbriar residence. The new construction home that was custom designed now has completed doors, windows, and roof installations. Exterior cladding of stone and fiber cement siding are underway; along with interior rough-ins. Updates coming soon.
SAAarchitects has been awarded a project for Audiology Center renovations at the VA Fort Detrick Community Based Outpatient Clinic (CBOC), Ft. Detrick, MD. The Audiology Center will involve renovations and modifications to an existing conference area to provide testing and diagnostic facilities, and will include a testing booth, control lab, office and dual conference room facility.
This is part of SAA’s continuing work with the VA Medical Center, Martinsburg, WV, and our firms services in the healthcare market.
SAA is working on a study for the construction of a new Lancaster-based dental laboratory. The two-story facility is 12,000 sq. ft. and will feature several individual labs affording the dental artists opportunity to create custom handcrafted dental products. The facility will also feature a training center for expanded training and seminars to the dental industry.
A contract has been awarded to Edgewater Construction Services, LLC for the VAMC Martinsburg, WV. Pool house renovation designed by SAA. Construction is underway with an estimated completion of Spring 2013.

SAA is working on a brand new WellSpan Medical Office Building on Queen Street in York, PA. The building was designed around its “on-stage and off-stage” work flow to reduce the congestion of patient versus staff circulation. Estimated completion of construction for the new building is early 2014.
Trindle Self Storage held a ribbon cutting for the new 80,400 sq. ft. facility on Friday, November 9, 2012. The stand-alone self storage office building accommodates a UPS satellite store location providing packaging, shipping, and printing services. The largest self storage building provides 42,000 sq. ft. of storage space, 21,000 of which are climate control.
SAAarchitects is pleased to announce that Stewart C. Cluck, RA, NCARB, LEED AP, has joined the firm. Mr. Cluck has 16 years experience as an architect and 20 years experience as an Air Force civil/structural engineer, aviator and Group Commander. His architectural experience is in the areas of education, healthcare and community facilities. Mr. Cluck is also certified as a PA-UCC Plans Examiner and Commercial Building Inspector.
Opallina, an upscale Women’s Accessory Boutique located at the North Hanover Mall opened its doors to customers on October 6th. SAA worked with owner Monica Hart to enhance the existing tenant fit-out space to fit the Opallina design standard. Some of the design features of the new store are custom-made shelves, tile floors and crystal chandeliers.
Construction of a new Little Caesars will soon begin in Lancaster, PA. SAA is working with Hogg Construction to enhance the existing tenant fit-out space to fit the Little Caesars design standard. One unique feature the store plans to include is a drive-through window to better serve customers.
On August 2nd the Linden Lofts held an open house for residents of York. Locals were invited to come see the 29 new loft style residencies in the former Wagon and Gear Company. The all-new Wheatlyn Medical Center in East Manchester Township opened its doors to patients in June. This 23,000 square foot patient-centered care facility accommodates 8 providers with 24 exam rooms as well as a 5,000 square foot Rehabilitation Facility. Wheatlyn was designed around its on-stage and off-stage corridors to reduce the congestion of patient versus staff work flow.

Phase one of three for the Linden Lofts in York County is complete. SAA designed 29 loft style residencies in a former Wagon and Gear Company dated back to 1900. The Linden Lofts feature a large safe and secure courtyard allowing natural light into each residence. SAA integrated historic features such as preserving wood column covers, stained glass and large walk-in York Company Safes into each living space.
SAA has created a concept for a new shopping complex to be built in an undisclosed York, Pennsylvania location inspired by the convenience of a town center. The footprint is a single-building mall designed so that storefronts have the appearance of being individual structures. The complex is composed of similar materials as other buildings in the region, but used in a contemporary manner giving the impression of a larger regional retail center.
Only a few more months before the Wheatlyn Family Medicine building in East Manchester Township opens its doors. The masonry is being laid and the metal roof is nearing completion. Progress continues in the interior as well; drywall is in place and lighting will be installed within the next few weeks.
SAA has been busy throughout this holiday season with several projects in the food industry. Design has begun on the renovation of a Dawn Foods in York, PA. SAA is working to utilize the layout of the existing footprint to create the most efficient production of baked good possible.
In other food industry news, new construction of an Arby’s off I83 has gone out to bid. Land development has been approved and construction is set to begin in early Spring 2012.
The Carousel Building at Brookside Park in Dover Township is well underway. The building will be open December 3rd for Brookside Park’s annual “Christmas in the Park” with games, crafts, and a visit from Santa. Although construction was delayed due to weather conditions, the building will be painted and open for use by the New Year.
Steel is up at the new Wheatlyn Family Medicine building in East Manchester Township. Although rainy weather slowed work in September, contractors have been making up for lost time. The Family Practice will be home to eight providers as well as a Rehabilitation Facility when it opens this summer.
Renovation of Little Caesars in Springettsbury Township is complete. SAA worked with Hogg Construction to enhance the 28,000 square foot building to fit the Little Caesar’s design standard. The restaurant features updated ordering stations, wall mounted menu displays, a new kitchen, and new bathrooms. In addition, the restaurant now includes a drive-thru window to better serve customers.
Design has begun on the new Wellspan Medical Center at Indian Rock in Spring Garden Township. The state-of-the-art 70,000 square foot facility will accommodate five practices and over 75 exam rooms.
The project is set to break ground in Summer 2012.
Construction of Wheatlyn Family Medicine in East Manchester Township is moving forward. Underground plumbing is in and the slab will be poured by the beginning of next week. The 23,000 square foot medical facility is on schedule to be completed in June 2012.
SAA continues their relationship with the VAMC in Martinsburg, WV to renovate their recreational pool facility. Design has begun on a new Pool House that will include Men’s and Women’s locker and bathing facilities, pool storage, and a life guard office. This will allow full accessibility to all patrons.
In addition, the pool pump and filter equipment will be restored and the equipment building will be modernized to coordinate with the new Pool House structure. Upgrades to existing pool decking and an expanded new pool deck structure including a trellis and pre-engineered tensile shading structures will complete the scope of work. Construction is set to begin in Summer 2012.

In an effort to reduce the building’s energy costs and consumption the Boiler Plant will receive a TPO white roof to lower heat gain, new louvres for natural ventilation, energy efficient lighting, and upgrades to climate controlled systems in areas of the building. This along with the reuse of building materials as well as potential use of solar panels will continue SAA’s efforts of becoming more environmentally friendly.

One unique feature the store plans to include is a drive-through window, pending zoning approval.
SAAarchitects has recently received a certificate from Central York High School for participating in their School-to-Career Program. This program allows students to intern with a company in order to learn more about their field of interest, and ultimately guide them in their career search. It is very helpful for students to see what happens on a daily basis to aid in their decision concerning what industry might suit them best.
SAA has participated in several internship programs, allowing students from both high school and collegiate levels to participate in daily affairs around the office. Working with various schools and students, SAA has played a fundamental role in guiding many students’ career choices.
Groundbreaking begins for 23,000 square foot medical building complex in East Manchester Township. This all-new, patient-centered care facility will accommodate 10 providers and 26 exam rooms. This unique facility boasts several green and sustainable features such as:
- Large overhangs to shield building from sun
- Stormwater management
- Dimmable lights and occupancy sensors
- Energy efficient heating and cooling systems
- Low-wattage lights/lamps
- Ample amount of natural light in employee work areas to enhance working atmosphere
Some other features include an outdoor eating area for staff and on-stage and off-stage corridors.
The project is slated for completion in early spring of 2012.
SAA was recently awarded Veterans Affairs Medical Center Indefinite Delivery/Indefinite Quantity in Martinsburg, West Virginia. Beginning work with the VAMC, SAA will renovate a 1940s-era pool house and pump system as well as a central plant boiler system. Anticipated renovation will begin in Summer 2011 and construction will begin Fall of 2011.

The addition to Clarity Way’s rehabilitation facility was recently completed in June of 2011. Enhancing the state of the art facility, the expansion includes: 6 in-patient sleeping rooms, a commercial kitchen designed specifically for the in-house organic chef, a fitness center, sauna, massage rooms, and physician’s consultation rooms. Taking advantage of the stunning views of surrounding hillsides and farmland, SAA designed a wrap-around porch for relaxation and recovery support.
Designed within the code restraints of a commercial facility, the addition maintains a residential aesthetic, inviting residents into a warm atmosphere of healing and recovery.
SAA continues its work with Shentel, as construction of a new Sprint retail store has begun in Hagerstown, MD. The 2,500 square foot existing space is undergoing construction to fit the new Sprint design standard. In keeping with their efforts to make each space more energy efficient and aesthetically pleasing, SAA designed the space to include changes to the ceiling plane in order to allow more natural light into the store.
The project is slated for completion at the end of June. This is the third Sprint store that SAAarchitects has worked with.
Construction for Chiropractic Athletic Center is underway. The 1,600 square foot tenant renovation will include 6 patient exam rooms, one office room, and two restrooms. This new location for the Athletic Center will be easily accessible from U.S. Route 30 in York and is scheduled for completion in late spring of 2011. SAAarchitects continues in its progression of healthcare ventures, as this project is one of four healthcare facilities currently undergoing development.

White Rose Surgical Center reached completion in early 2011. The practice of five physicians doubled in size to become 5,000 square feet and to include six exam rooms.
By listening to the physicians and needs of the staff, SAA was able to reconfigure the Waiting Room, Nurses Station, and Check-In and Check-Out areas to allow for better flow of traffic and connectivity.
SAAarchitects is pleased to announce that Danika R.S. Dallam has recently achieved LEED® Green Associate Credential. She is the third employee to hold the title of a LEED® Professional at SAA, in addition to designer, Danielle Hoet, LEED® AP: BD+C, and company president, Mark D. Shermeyer, AIA, LEED® GA.
This certification indicates a “basic knowledge of green building principles and practices and Leadership in Energy and Environmental Design (LEED),” as stated by the Green Building Certification Institute (GBCI). After obtaining this certification, GBCI boasts that a LEED Professional will be able to demonstrate current knowledge of green building technologies and best practices, as well as providing assurance that the individual’s level of knowledge and understanding is the representation of “the most qualified, educated, and influential green building professionals in the marketplace.”
Ms. Dallam will use her extended knowledge to better the efforts of local adaptive reuse projects as well as enhancing existing and new projects, in order to be more energy efficient. As more employees of SAAarchitects obtain a greater understanding of green practices, the organization will continue to grow in their efforts to be environmentally responsible.
Dover Township commissioned SAA to design a new Carousel Building in Brookside Park. The original building included a carousel with a three-row menagerie , with many animals dating back to the 1890s and before. The structure was the main attraction of Brookside Park for many years.
Due to years of neglect and an insect infestation, the original structure was beyond repair, and the building was condemned.
SAA has designed a new building that will include a steel structure, replicating the existing structure almost identically. The use of steel and other materials will increase the energy efficiency of the building and ensure a longer life span.
Maintaining the integrity of the building, SAA designed the new structure to consist of the same proporations. This includes the overall building, window, roof slope, and even custom doors to match the original.
The new building will serve as a banquet and event facility, with the ability to hold up to 300 occupants. Some of the new features will include a catering kitchen, brick patio, and a floor pattern that maintains the spirit of the former carousel.
