Project Update: Iron Horse York
We’re excited to have professional photos completed of one of our recent projects: Iron Horse York. This is an industrial-themed bar and restaurant that we provided layout and permit drawings for. If you haven’t stopped in to check it out and you find yourself nearby, be sure to do so! The unique and inviting design was the vision of owner Charlie Elias who also owns Café Fresco in Harrisburg.
Iron Horse features that have been the delight of lots of happy guests are: a pizza over, large group banquet/meeting room, exposed structures, historic belt driven ceiling fans and custom-made tables and banquette seating. M. Saw made the tabletops and banquettes while Salvaging Creativity created the table bases.
The idea for the restaurant’s industrial theme came from York’s industrial roots. Since the Iron Horse first opened, many have enjoyed its delicious food and innovative atmosphere.
Project Highlight: Union House Hotel
We’re excited to show more of the beautiful progress on our Lykens, PA Union House Apartments project: The Union House Hotel. These photos were taken on the Hotel side of the building. This $11 million adaptive-reuse project helped to restore the former Lykens Hotel building, which was built around 1902-1902.
The hotel is housed in a 4-story Beaux Arts building that features a beautiful, bright lobby, large windows and open spaces. This restorative project was developed and funded through the Hockenbury System for community development.
In working on this project, we partnered with Edgemere Developent. It was exciting to be part of such a historically-rich project and to have worked to preserve that history while planning this fresh, new look.

Meet the SAA Rescue Pets
SAA President Mark Shermeyer and Vice President Danika Dallam aren’t just passionate about architecture, as it turns out, they’ve also both been parents of rescue pets. Over the years, they’ve each adopted dogs from PA Caring for K-9s (PACK9) and Animal Rescue Inc. PA Caring for K-9s is an organization that rescues dogs from high kill shelters in the south and brings them to PA to find loving, forever homes. Every other weekend, PACK9 brings about 30 dogs to PA in hopes of getting them adopted. If you’re interested in rescuing your next pet, these are great places to begin your search!
Danika’s family adopted their Australian Shepherd mix Cayenne in April of 2015. She is now 2 years old. The playful pup earned her name because of her red fur coloring and spicy personality. In addition, they adopted Ava just a few weeks ago in April. She is a 16-week old German Shepherd/Border Collie mix and one of Cayenne’s best buddies. Ava earned her name after several family name votes that resulted in no mutual agreements. Although “Ava” wasn’t anyone’s first choice, it was one that everyone liked, and it has quickly become the perfect fit.
Mark recently adopted his lab mix named Gavin through Animal Rescue Incorporated. Gavin is originally from Puerto Rico and was named at the shelter. All the dogs have very sweet personalities and have been perfect family additions for both Mark and Danika.

Project Update: Union House Apartments
Take a look at the stunning progress that has been made in the Israel Building of our Union House Apartments Project! This is part of an $11 million adaptive-reuse job involving the restoration of two very historic buildings that each date back to the early 1900’s. The buildings are owned by Home Leasing. Their restoration will turn them into affordable housing units in Lykens, PA, which will offer tenants Federal Low Income Tax Credits as well as Historic Tax Credits.
From the looks of it, things are off to an excellent start! The gleaming wood, large windows, and beautiful natural lighting are all sure to please those who move in. We’ll be sure to keep you posted as this historical project is completed.
TNWS Amazing Kid’s Club Celebrates Groundbreaking Ceremony
On Friday, April 21st SAAarchitects was proud to be a part of the groundbreaking ceremony for TrueNorth Wellness Services’ Amazing Kid’s Club. The club will offer counseling and therapy services to children in preschool through 21 years of age who are on the autism spectrum. We are honored to support such an impactful and inspirational program.
To design the building, cues were taken from the on-site barn structure, and items from the barn were saved in order to be authentically incorporated. The space will feature 24,000 GSF of new construction and will include 21 therapy rooms, 2 training kitchens, large gross motor skills rooms, an art room, a sensory therapy and relaxation therapy room, and meeting rooms and offices for staff members.
Our firm was able to develop and provide complete interior design services for this project, and in doing so, we got to work closely with the staff to choose the perfect finishes to enhance their therapeutic environment and properly stimulate the children who visit.
To complete this project, we;ve partnered with Holland Construction (GC,) Paragon Engineering Services (MEP,) Durst & Taylor Structural Engineers, and Gordon L. Brown Associates (civil engineers.) We look forward to seeing the beautiful building when it is complete, and to watching TNWS Amazing Kid’s Club as it expands, thrives, and changes lives! Check back for updates.

York-based companies SAAarchitects, Storage Construction, and Storage Asset Management have all worked within the self storage industry along the Eastern Seaboard. The trio continues to team together on some impressive projects, and has thus gotten to know each others’ methods and industry approaches thoroughly. Storage Construction is another neighboring York, PA company led by Scott Forry and Rod Lockhard. They provide both general contractor and construction management services primarily for the Mid-Atlantic region exclusively for the self-storage industry. Their team has constructed over 50 self storage facilities in excess of 2 million square feet. Having also owned, managed and operated their own 50-plus facilities over the past 17 years, they are industry experts.
When their services combine, these companies offer an incredible amount of collaborative knowledge to provide a seamless process from start to finish–even for the experienced owner. The team can assist any client from the initial feasibility analysis and design phase through permit approval and construction, followed by ongoing facility marketing and management. There is no doubt that with their combined efforts this “Dream Team” will continue to accomplish great things in the industry, and leave happy clients in their wake.

Happy National Get to Know Your Customer’s Day!
It’s National Get to Know Your Customer’s Day, and we thought that we would take the opportunity to talk a little bit about ours!
Since opening 20 years ago, we have averaged about 100 new customers each year. We enjoy meeting new people from all around the area. Although our main reach began in Central PA, we have now expanded to service customers in FL, SC, NC, WV, VA, DE, NJ, MD, NY and beyond. Servicing a variety of customers from a variety of areas has helped us to have our hands on a very diverse group of projects spanning both private sector commercial to residential and even local and state government.
One of our very favorite customer testimonials came from the recently retired CEO of the Keystone Chapter of Associated Builders and Contractors, Inc., John R. Zimmer. In a letter that means quite a bit to us, he wrote, “…we found the SAA team to not only be creative and innovative but also very responsive to problems and challenges that came up…” and “Working with SAAarchitects has been extremely positive and we are proud they are part of ABC.” We love making our customers proud, and attribute much our our firm’s success to those we service. Our customers have made us who we are today, and we are very grateful to each and every one of them!
Penn Center Project Highlight
The former Sears building, originally built in 1964, that sits along business route 22 in Pittsburgh, PA is getting a face-lift. The building totals around 160,000 square feet, and will offer retail spaces as well as self storage. It will be known as the Penn Center East building complex.
The building’s new facade will be made up of cast stone surrounding the store fronts, giving it a fresh and beautiful look. The inside will be steel-framed with masonry infill. The mixed uses offered by the facility’s layout will allow the owner to tailor offerings to changes in market trends and customer needs.
We are proud to pair with CJL Engineering, CEC Engineering and AES Engineering to work on this project, and wish the Penn Center East building complex much success! Check back to see updates as construction on this project as it officially begins through completion.
Sneak Peek: Roselle Self Storage
Have a sneak peek this week at one of our upcoming projects: Roselle Self Storage. Construction on this beautiful building is set to start soon. The historic building involved was formerly Roselle Paper Company factory, and this project will work to convert it into 130,000 GSF of self-storage space. Care will be taken to preserve the historic Art Deco facades of the building, which will have direct access for the convenience of customers on both it’s front two levels and its rear levels. To complete this project, we are pairing with Storage Construction for construction management, Providence Engineering Corporation for structural engineering, and Paragon Engineering Services for MEP engineering.
